I just got finished with a rather lively discussion I had with a friend about this being a great time to buy a home here in the Union County NJ area. He was trying to tell me how afraid he should be about losing money. I asked him "what are your plans for the home?" He said, "I want to grow my family and stay in this next house for at least the next 10 years" I responded and said that as long as he could afford the payments, and got a responsible loan, that it made no difference what the market does right now or even next year. What matters is that he is buying a great home, at a great price, in a great town, and in 10 years, he would likely not regret this decision if history is any indicator.
So, when is it NOT a good time to buy? Well..if you are buying on speculation...now is not the time. If you are overextending and buying more house than you can afford, thinking you "can always sell it next year"...now is not the time....If you want to flip a condo for 10% more than you paid for it, without doing an ounce of work to it...now is not the time.
If you want to buy a home to live in, and stay with for the forseeable future. It's a GREAT time to buy, and I will help you find the best home at the best price. Happy Holidays!
