A Cesspool Celebration: Rural Real Estate Issues can be different! Thanks Tri County Septic

Haven't had much time to post to my blog, thanks to all the deals that are keeping me busy. But today, I simply must share that I'm doing the Happy Dance over sewage. For 4 weeks now, the June 9 closing on my Stewartsville NJ listing of a ranch home for sale has been threatened. The buyer's septic inspector decreed the system unsatisfactory but for "secondary" reasons - the gray water from the washer wasn't hooked into the cesspool, for example.
The buyer requested a new septic system be installed. Whoa, Nellie! I faxed the initial report to the best sewage person I've ever encountered, Michael Imbergamo of Tri County SEPTIC, 908-689-9088. Michael phoned me on a Friday evening with many suggestions. After some back and forth between the buyer's attorney and my seller's attorney, my seller hired Tri County Septic to do some work.
We then had to wait 2 weeks to run a 2-day hydraulic load test. The great news is that today the cesspool passed the test with flying colors! The system is functioning according to NJ standards, so there is no requirement for replacement. The seller and I are doing the happy dance as the lawyers schedule a new closing date!
And in the hard to believe category, my seller's next door neighbor had her cesspool give out the very day Tri-County Septic was parked in the shared drive. So Michael was able to take immediate and excellent care of her as well. What timing!
