Albuquerque Real Estate Report for July of 2011

Here's my Albuquerque Real Estate Report for July of 2011. This report features a video published by GAAR, the Greater Albuquerque Association of Realtors.

Here is a summary of the real estate stats featured in the video:

  • Active Listings were down 12.42%
  • Pending Sales were up 8.38%
  • Closed Sales were up 12.21%
  • New Listings were down 12.21%
  • Average Sales Price was down 8.44%
  • Median Sales Price was down 4.30

Pending sales and closed sales were up while both the average and median sales prices were down. This reflects what real estate feels like on the streets-foreclosure homes, homes that are priced to sell and homes under $200,000 are moving fairly quickly as home buyers look for great deals on Albuquerque Homes.

New listings are down and sales are up, which results in lower levels of housing inventory than we've seen in some time as the chart below illustrates:

Albuquerque Housing Inventory
