As I sit here blogging in between potential clients viewing my open house, I have realized that our local real estate market is doing well. With the return of our beautiful warm weather and the sun hanging out longer, has come a positive change in attitude from potential buyers. So suddenly there are more of them.
I had a sense that all was not lost in our Las Cruces market back in January. This if you recall, was the time when everyone was declaring the housing market would crumble. When in actuallity, the only thing crumbling was the businesses of those unsavory individuals who gave mortgages to those who could not afford them. Now as buyers learn of low interests rates and high inventory, they have ventured back to take advantage of a true buyer's market.
There is still a lot to chose from and it can get quite overwhelming. Use a Realtor and do your best to create a list of amenities that you just have to have in a future home. This will help shorten the list of potential properties to a more manageable one. Don't feel like you have to see everything on the market, believe me there is enough out there to keep you occupied for weeks and your head will spin when your done. You aren't any better off for seeing a house that doesn't meet your needs, because all that does is eat up time that you would have had to see the right house.
Not all is lost for sellers. If the seller is willing to price his/her home fairly and be patient as buyers make their way through the oceans of houses out there, they will find that on average it will take about four months before the house will go under contract. Just plan accordingly. Make it stand out in a crowd. Make it easy to show. Keep it clean.
Buyers may have the better end of things these days, but a Win-Win situation can still happen in today's real estate market. It's a good market.
