Henderson Nevada Bank Owned Homes: Inventory Update, 09-05-09

Much of the market activity for Henderson Nevada bank owned homes over the summer has been just maintaining equilibrium. Over the last two weeks we've absorbed a little bit more of this distressed inventory, but there is still a long way to go.

Shadow inventory still remains a concern; no one can really tell exactly how many homes the banks have yet to release to the market. Another potential issue involves the financial statements. Will banks dump homes in the 4th quarter to clean up their books?

Buyers and buyer agents in the Henderson REO market continue to struggle with what exactly 'list price' means. In better days a clean offer at list price would most likely be accepted. Today, we write offers at 10-20% above list and hope we don't end up in multiple offer situations!

I don't see the pending expiration of the First Time Home Buyer Credit negatively impacting this market segment. Yes, it will reduce the pool of potential buyers, but we're still seeing plenty of multiple offers on Henderson bank owned homes.
