A Las Vegas Foreclosure Agent Lists there is "evidence" of Mold~Finally! Thank you Las Vegas REO agents!

Ok,  maybe I'm being a bit sarcastic with that title, but I really am so happy to see agents who actually tell it like it is!  And, yes it is mainly an issue that is seen on Las Vegas foreclosed homes, that the agents don't notice it or act like they didn't see it.

Now, I don't mean to ruffle the "good" agents feathers and I'm sure it won't, because they know they are the good agents doing the right thing in these situations.

As I was looking over some recently listed Las Vegas Foreclosures on the mls for one of my clients, I noticed right in the comments section, yes, right there for even the buyer to see:  "Evidence of Mold like substance" take appropriate precautions"  and I was Happy to see that!

What/Why you may ask? 

Mold can be a health risk and if the agent has knowledge of it or even thinks it may be there, they really are required to disclose it, so we can take those precautions when showing the home, many agents don't note this, even when you can see the black mold crawling up the main wall when you open the front door,,,yes, I've seen it that bad here in Las Vegas.  Some are more sensitive to the issue and the smell, yes, I have smelled it before I've seen it too. It can be really overwhelming to say the least.

Yes, this may turn away some Las Vegas home buyers, but let me tell you there are so many Las Vegas investor buyers here now, they look for this kind of home to buy and rehab so from that standpoint it is good marketing as well as doing the right thing!
