American Home Mortgage Servicing, a $400 Million Asset?: Mortgage Industry

One of the most notable Bankruptsy's since the Mortgage crises ensued has been that of American Home Mortgage Corporation. After filing for BK this former juggernaut was also in the news for holding loan files from secondary market holders like Freddie Mac, Credit Suisse and others. One of AHM's strongest assets was the loan servicing division. This division is set to be auctioned off to help fulfill the BK. Until now we have had no idea who was in the market for the asset.   • Ross Offers to Acquire Major Mortgage Service

    American Home Mortgage Investment Corp. has received an offer from billionaire investor Wilbur Ross for its loan-servicing division. Ross recently established AH Mortgage Acquisition Co. to function as the initial bidder for the unit, which is charged with collecting loan payments from homeowners and paying such expenses as property taxes. Ross, who must win an auction for the unit early next month, reportedly has made an offer of more than $400 million.

The question is not who is going to service the mortgages.  The questions is who is going to pay the taxes for the escrows that AHM holds. They have failed to pay some taxes due in Frederick County MD that I know of.  I don't know if there are others.

 Lenn,  MD is not alone.  They have been doing that to borrowers all across the country!  It is a very sad thing!

Rey:  I am feeling so not alone right now and I thank you from the bottom of my heart for putting this information out there for those of us who have experienced so much pain.  I wish I would have caught this the first time around as this was about the time when I the pain started to subside and everything would have made more sense to me.  They made me feel like I was a runaway b-word from the depths of hades and now I know it isn't me :)

Like the other comment, i wish i would have known more before hand.  I feel liek I was sucked in by hte broker in Tampa, FL then ABC which is an entity of AHM and now they are caleld AHMS3 but they are still hte same company, how can this be legal, seriously?  What law is there to protect the homeowners that have been a victim to their liar and unethical ways?  We are stuck with this "loan" they said was great for us and not towrry blah blah.  Okay trusting hte broker we thought they were looking out for our interest knowing the things I know now, yeah right they were concerned about their paycheck.  Plus how can AHM get away with giving me an appraisal by an entity they owned, Homegate Settlement Services, FL statue has a "conflict of interest" and this is where thsi would fall but no one has been able to answer my questions.  All the numbers listed for AHM and all their 6 different company names and more are ALL disconnected.  So where do homeowners go?  What happens to our loans even if we are current but the house is worht 50k less then what we owe on it due to their scum way dealings?  IndyMac which just went under a few days go hired former employees last Aug 2007 from AHM and look at them now; the same liar and unethical employees were doing the same thing.  B.Stearns in NY also dealt with AHM and he too got arrested and his company went under.  How many more people have to be arrested and looked at before the law stands behind the homeowners that are victims?  How many more foreclosures have to happen before the law stands behind the homeowners?  I can't sell my home because the market sucks, I have a penaty fee of 8-10k on top of the payoff and my home is not near what it was appraised for when the appraisal was done last year (3/07) for AHM?  So now what I have to pull 80-100k out of my you know what and refi my home in order to save my credit and not go into foreclosure, plus pay way more then what I originally paid for it.  No bank will take my loan over unless I have "plenty" of money to put down due to the way the loan AHM got us into and can't help us either.  All they said was do a short sale, why would I want to do a short sale if I'm not going into foreclsoure?  How many other homeowners did they tell that to and they listend to them and now those people are out of homes. But yet while their license is suspended they can purchase Option One and take over their loans, how is that legal?  Why can't AHM find records?  Did they destroy them knowing the end of the rope was Aug 3, 07 when they closed the their doors.  How can AHM not know who carries their loans, come on reallly people?  There is more to this story that we have yet been told and the worst is yet to come.  2 weeks ago I spoke to cust serv in the US and last night I called the cust serv number and they are physically located in India.  These workers over seas are trying to make a living and "really" don't know what they got themselves into with AHM/American Brokers Conduit/ American Home Mortgage Serving Inc 3/ American Home Holdings Inc./ Homegate Settlement Services and any other business company names they think they can get away with.  It is un fair and justice needs to take place so Michael Strauss and Stephen Hozie the "big dawgs" of their entities are held accountable!!!!!!!!!!!!!!!!!!!!!!!!!!!!!  Not to mention any other brokers and lenders that dealt with them knowing how unethical they are.  How can sleep at night?  It is frustrating
