Renee - what percentage of each month's closings are now REOs?  It would be interesting to see that and to see that trend line.

Have there been enough REOs sold now that they are impacting appraisals on non-reo properties?

I am very impressed with your numbers...your market looks quite balanced; especially the amount of inventory!

Michael:  for the entire market it is about 50% when only around 9% of the listings are REO.  They are MAJORLY impacting appraisals since they have forced the market to move downward by about 20%.
