Gardnerville Nevada Real Estate - November 2009 Homes for Sale

As of November 20, 2009, there are 422 homes available for sale in the Carson Valley, which is comprised of Genoa, Gardnerville and Minden (and a small sliver of Carson City known as Jacks Valley and Indian Hills).

There are several separate and distinct parts of the Carson Valley, and different reasons to live in each one. If you like horses, you may prefer the rural feel of the Johnson Lane or Ruhenstroth areas where homes on are on larger parcels of land and horses are allowed. If you don't want the hassle of yard work, you may prefer a home on a much smaller lot like Westwood, Arbor Gardens, Winhaven Patio Homes or Sequioa Village.

In this blog post, we're going to focus on what's for sale in the Gardnerville Ranchos, Chambers Field, Ruhenstroth, Buckeye-Pinenut, Fish Springs, and outlying Topaz Ranch Estates, Topaz Lake, Spring Valley and China Springs. All of these areas are considered part of Gardnerville, Nevada.

Gardnerville Homes for Sale - Gardnerville Ranchos - The Ranchos is a community of approximately 4,000 homes built between the late 1970's to the early 2000's. Home are - for the most part - single story on 1/5 acre lots and have a classic configuration of either 3 or 4 bedrooms, 2 baths, and a 2 car garage. Some homes do have 3 car garages. Today there are 49 homes available for sale in the Gardnerville Ranchos.

Gardnerville Homes for Sale - Chambers Field - Chambers Field is a close-in collection of neighborhoods east of Highway 88 and South of 395, west of the much larger subdivision known as the Gardnerville Ranchos. This area was historically used as ranching lands and dairies, but in recent years has been developed into small master-planned neighborhoods among the remaining rural sections. Subdivisions in Chambers Field include Rocky Terrace, Pleasantview, Rainshadow Ranch, and Cedar Creek. Today, there are 23 homes for sale in Chambers Field.

Gardnerville Homes for Sale - Buckeye/Pinenut, Ruhenstroth and Fish Springs - Today there are 52 homes available for sale in the these three areas. All three areas share a rural feel of larger parcels - often several acres or more, are horse property, and share incredible views of the Sierras. The Buckeye/Pinenut area is closer to town and as such is more
desirable for some homeowners.

Topaz Ranch Estates / Topaz Lake / Spring Valley & China Springs Homes for Sale - These four areas are grouped together because of their proximity to one another and their shared geographic location - they are all south of Gardnerville. PineView Estates is a relatively new subdivision with homes built in the 2000's with homes starting in the low $100,000's. Topaz Ranch Estates is a small valley with manufactured homes and stick built homes that vary in age over the last 3 decades. Most are on an acre or more. Topaz Lake is a resort community bordering California with a mixture of manufactured and stick built homes - many residents here are seasonal, spending summers in Topaz and winters in a milder climate. Spring Valley and China Springs are similar to Ruhenstroth and Fish Springs with a very rural feel. Most homes are on at least an acre or more, however they are built into an eastern mountain range on the east side of the valley so they often do not share the same views that the Carson Valley homes do. Today, there are 36 homes for sale in these four areas.
