We all have these days in the business where you just want to pull your hair out. ( As you can see from my photo, I have done that before and it's all gone) Your in contract, you think your buyer is getting a great deal, you run comps and you are certain your appraisal will come in at contract price right, NOT ! I wish this was the first time we have dealt with this, but sadly it's not. What gets me every time is when the appraisal is "reviewed" by a person without a license, sitting behind a desk in another state and they pick apart what the licensed appraiser has done. They question the value, they question the comps and so on, doing everything they can to get that price lower. Are they looking for ways to kill a deal or is it just double checking? His license is on the line right? he would not do anything to put that in danger right? He viewed the home in person right? I know a few years back a few "bad apples" messed it up for the good guys and over valued homes, but that was a VERY small percentage. Now they have went so far to the other extreme they are making it so hard to just get the deals through that are perfectly fine. CRAZY !!
