Opportunities for Realtors in Other Markets

Dear Fellow Realtor,

These last few months have been challenging for the Residential Real Estate Industry throughout the whole country. We have:

  • A record amount of Pre-Existing Homes for Sale causing values to drop and for-closures to go up.....A TRUE BUYERS MARKET!
  • The Sub-Prime Mortgage Market is in the tank. That turns the buyers that would use this type of mortgage into renters because they can't qualify for a home loan. There has to be a glut of these new renters out there.

If we want to sell a house today, we have to find buyers with high credit scores, can qualify for A paper loans and put at least 20% down. (In a TRUE BUYERS MARKET) Who are these people today? Baby Boomers! Is this a good investment for them? YES!

Why?

  • Baby Boomers start retiring in mass numbers in 2008.
  • A Large Number of Baby Boomers will have money to invest when they retire or have a lot of equity in their current property.
  • Many of them will be looking to relocate to a warmer climate for all or part of the year.
  • We are in a heavy duty buyers market. The prices are right for them.
  • As an investment, (to begin with) they can provide seed capitol for homes to use as rentals to Sub-Prime buyers that can't qualify for a mortgage because of tight guidelines.

So here is an Opportunity for you and me! It's a shift in the traditional paradigm. Many Realtors are already doing it. But with the way the current market is, we have nothing to lose by making some phone calls and contacts. You will be able to make part of a commission from another market and you may find yourself with a new listing at some point.
