At this weeks meeting at the Reno Sparks Association of Realtors the NVAR Legal Council Teresa McKee discussed the new laws regarding the SRPD. As a home inspector it is always nice to get a copy of the sellers real property disclosure prior to me doing the home inspection. Knowing the disclosed issues before the home inspection allows me to talk to the buyer about their concerns and hopefully provide the information they need to make the best decision. If you have a completed SRPD in hand do you still need a home inspection? In a document handed out by NVAR they state " A buyer may want to consider having independent inspections performed by properly licensed home inspectors when purchasing a home where a Seller has never lived on the property and may know nothing of the condition of the property." I would go further, and may people would agree, and advise a buyer to always have a home inspection when a home is purchased. By not getting the home inspected you save a little but loose allot of information about the home.
