The numbers for May were slightly lower than the first quarter average, but slightly higher than the April numbers. The ratio of sold price to list price showed a slight improvement overall. In a year-over-year comparison, the numbers were slightly down, but for the most part, the market has been relatively flat.
CONCLUSION:
Inventory levels are rising, so home sellers still should be mindful of the competition when pricing their homes. Homebuyers that are looking for a home in the Commack School District will find a decent amount of inventory, but the home prices have seemed to level off, so extremely low offers are not likely to be accepted.

Adam, Your market is not unique as to rising inventory levels in May. A slight increase is not so bad as long as the pending transaction numbers go up. It seem that we might be turning a corner in the Twin Cities, the market has been better.
