There is an active adult 55 and over community in Suffolk County called Greenwood Village. This is one of the more affordable active retirement communities on Long Island, as you do not own the land, but there is a 99 year land lease on the property. You pay taxes on your home and not on the land. There 512 ranch style homes are either modular homes or the newer ones which are frame built homes on a slab.

Located by Exit 70 on The Long Island Expressway, Greenwood Village started building in the early 1980's. This is a gated 55 and over active senior community which includes a clubhouse, a pool, fitness center, putting green, clubs, billiards, bocci, horseshoes, and card room. Also, for your convenience, there is a courtesy bus that picks you up at the community and drives the residents to area shopping. According to ublic records for 2008 shows that sales at Greenwood Village were between $30,000 to $200,000. Common charges range from 816 to 921 per month denpending on the location of the home, plus the addition of taxes.
