Median Selling Price - $ 285,900 a decrease of 9.8% from August 2008
Average Selling Price - $ 336,638 a decrease of 6.6% from August 2008
Closed sales - 165 an increase of 24.1% from August 2008
Inventory at beginning of month - 2003 a decrease of 13.3% from August 2008
Days on market - 123 an increase of 7.0% over August 2008
Absorption rate for August 2009 2003/165= 12.13 months to clear inventory

The condo, townhouse market had a fantastic month in August; not only did the number of units closed increased over August 08 and July 09; both average and median prices increased and the number of days on market was reduced by 38 days over last year. Great news for those trying to sell a condo or townhouse in this range.
Median Selling Price - $ 230,000 an increase of 29.9% from August 2008
Average Selling Price - $ 223,514 an increase of 16.7% from August 2008
Closed sales - 43 an increase of 34.4% from August 2008
Inventory at beginning of month - 402 an increase of 3.6% over August 2008
Days on market - 104 an decrease 26.8% over August 2008
Absorption rate for August 2009 402/43= 9.34 months to clear inventory
