Update - What's Selling in the Hudson Valley Rivertowns?

Every month for the past 8 years, I've written a column in the Nyack Villager outlining what’s going in the real estate market in our area. The Nyack Villager is a great magazine that covers "All The News That's Fit To Print" in the Hudson Valley Rivertowns.

What are the Rockland County Rivertowns? The Rivertowns are a collection of small towns and villages situated on the western banks of the Hudson River. The Rivertowns are among the most special and sought after locations in the lower Hudson Valley and include Palisades, Sneden's Landing, Piermont, Upper Grandview, Grand View, South Nyack, Nyack, Central Nyack and Upper Nyack. Located about 15 minutes north of Manhattan, the Rivertowns are perfect for those looking to live in a beautiful, diverse and convenient location with easy access to Manhattan, Connecticut and Westchester.

August 2011 YTD vs. August 2010 YTD - Single Family Homes

New inventory (the number of homes going on the market) decreased 23% (167 YTD 2011 vs. 217 YTD 2010). The number of sales decreased 8.3% (55 YTD 2011 vs. 60 YTD 2010). The average sales price of homes that have sold decreased approximately 3.3% to $582,070. Overall, the average sales price for single family homes that have sold in Rockland County (inclusive of the river villages) was $445,752, down 1.1% over the same period last year.

August 2011 YTD vs. August 2010 YTD - Condos

New inventory (the number of condos going on the market) decreased 17.6% (61 YTD 2011 vs. 74 YTD 2010). The number of sales decreased 15.4% (22 YTD 2011 vs. 26 YTD 2010). The average sales price of condos that have sold decreased approximately 24.8% to $382,318. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the river villages) was $240,040, down 11.5% over the same period last year.
