It is really interesting seeing the market today. There are so many new Real Estate agents that haven't seen a market that has changed so much, and is quite challenging. Though it is great to see a lot of "Young blood" in the market.
A year and a half ago if you called on 20 homes to show them 3 or 4 would be available to show. Now of 20 homes 12-16 will be available.
The market has changed. The sellers have to understand that in a difficult economy the asking price and over asking price offers are very hard to come by. A good Realtor does a market analysis and advises a homeowner.
When you do a market analysis as a Realtor you have to look at sold comparables, but you also need to look at the inventory in the particular market. High inventory with lower demand means more competitive pricing. Pricing your home correctly from the start has never been more important. I had a conversation with another "Friendly competitor" about her listing and she asked what I thought. I said it was just right or even a little low. She later confided that there were 4 offers on it. There are still many buyers in our market, but they are not willing to overpay for homes.
Some sellers are trying to market homes without a Realtor. I wouln't recommend that in this market. You want to get as many people in for someone to fall in love with your home. In a strong market and a weak market you need an agent more than ever.
