Is a pre- closing walk through necessary when buying Albany NY Real Estate?

In general, when buying Albany NY Real Estate, you probably only visit the home you are buying 1-2 times before you offer on it. You probably inspected it once or twice with your agent and then returned a few days later  for the home inspection. Then you apply for a mortgage, take care of you moving plans, purchase homeowners insurance, etc and 30-60 days pass. Finally you are ready to close.  I can't stress the importance of doing a pre- closing walk through of the property. The reason is many many things could have happened to the home since you were last in it. The walk through eliminates any surprises not found until after the closing. Some recent examples, of problems walk throughs have found for my buyers. A basement oil tank spill that cost the seller about $1,500 to clean up, Window treatments removed by the seller that were part of the sale, a brick thrown through a window. If we hadn't done a walk through prior to closing my buyers would have been in for a very unpleasant surprise. YES a walk through immediately prior to closing will confirm the home you are buying is in the same condition as when you made the offer and is necessary 100% of the time.
