The economic outlook is fairly bleak. Job layoffs, Christmas sales are down, homes sales for November fell in the ballpark of 39% over 2007. I understand that many Realtors need every last dollar in this market. However, Realtor commissions SHOULD NEVER BE FIGURED ON REPAIR CONCESSIONS in my opinion. I had an agent today at one of my closings submit a bill that figured her fee on a sale price that included a repair concession. I should say this is the same agent that lost a file and called me a week ago looking for a copy of an the executed contract so she could submit her bill and get paid. I represented the owner. We gave a repair concession to the buyer of about $2,000 for various structural issues with the property. This is $2,000 my seller will never see and is essentially a reduction of the sales price. Why would you charge a commission on this money? I have seen this done many, many times and I totally disagree with this practice. Sure times are tight but Realtors shouldn't nickel and dime sellers in this market. It is practices like this that give Realtors a bad name in my opinion. My promise to you. I will never nickel and dime you by charging a commission on repair concession money that you never see as a seller! Also of note is an email I received from the same agent stressing how important doing the right thing for her clients is. This had nothing to do with working in the best interest of her client.
