I have been in many for sale by owner homes, some I listed, some I didn't. When I would sit there on my listing presentation I would not only give the reasons why I would be a great Agent to list with, but I would also give some idea of what it takes to "CLOSE" a transaction. Not knowing even more so why my services were needed, which I was soon to find out first hand.
Recently I was with a family member who was looking for a home in an area that I am not licensed. She has been working with an agent and this particular property was in the development that she was renting and I went with her to see it. I immediately disclosed that I was a licensed real estate agent in New York and in New Jersey, and that I wasn't looking for her listing, but needed to disclose that information.
Well in less then 5 minutes the seller disclosed EVERYTHING THAT RUINED THEIR CHANCES OF NEGOTIATING IN THEIR FAVOR.
I was actually shocked how quickly MONEY JUST POURED OUT OF HER POCKET...with them not even realizing how quickly this became a buyers dream come true.
While we were looking at the house I saw so many suggestions that could've helped with her sale, so much so that I was even offering some safety tips.
IN SHORT, I CONCLUDED THAT NOT ONLY COULD I HAVE SOLD HER HOME, BUT IF I WAS HER LISTING AGENT (SUBTRACTING A RELATIVE AS A BUYER OF COURSE), BUT I WOULD'VE GOTTEN HER MORE MONEY THEN SHE WOULD'VE HAD TO PAY FOR MY COMPENSATION.
