To be sure, there is not much good economic news these days. However, this is truly a unique time period for first-time homeowners. Home-ownership is more affordable because of the drop in home prices, the availability of short sales and REO properties and the fact that mortgage rates are still low.
One of the reasons cited for some of the current housing and mortgage problems facing the community is the lack of pre-buying education. This issue is being taken seriously by various organizations and more emphasis is being placed on counseling consumers prior to purchasing.
If you are considering purchasing your home this year, maybe to take advantage of the $8000 tax credit, there is still time to get information about the mortgage process, the home buying process, the role of the attorney in the process, the inspection and and title work.
With this in mind you are invited to a free home buyers seminar.

Thanks for sharing this information tonight. Have a great one.
how many people attend these workshops? best of luck
Jennifer - What a wonderful way for buyers to get all the information they need about all of the aspects of the home buying process. Best of luck with the seminar!
Katiejo I sure hope there will be a good turnout.
Donna - Pre-purchase education on the process of finding and financing a home should be a must. I hope those entering the market will take advantage of these free seminars. Thank you.
Wappingers falls - what a cool cool name! Love it!
Liz - The name is derived from the Wappinger Indians. Many places in my area have names that originated from Indian words. I suspect because of the majestic Hudson River Many Indians lived in the area.
Hi Jennifer,
Sounds like you have a well-rounded event planned. Good luck on this one.
Lynda thank you. I truly believe providing useful information upfront to these first time buyers will make them better home purchasers.
Jennifer, I have hosted one, with the lender, myself and an attorney. Not well attended, however one couple used all of us to buy a home! Am meeting with the lender today as a matter of fact to get another one off the ground for later this month!
Hope it is successful for you!
Andrea sound like it was a success. You might not have had a big turn out however you managed to get someone to closing and another in the works. I hope it will be successful too.
Great idea Jennifer. One of my Buyer agents has done this at the Community College. She has a great turn out, perhaps because it is at the college and folks don't feel they will be sold.
She takes a lender and they invite people to stay if they want to get prequalified.
Guess what?
They all do!!!
Missy - A neutral venue will certainly lead to a better attendance. Wow! everyone wanted to be pre-qualified? what a successful seminar!
Jennifer -- I agree that a neutral venue is key. Have a great seminar and I hope you are able to work with a lot of buyers as a result.
Joan - I am hopeful it will be well attended, and attendees will not be disappointed much thought went into this seminar.
Jennifer I have done several of these seminars over the years, and they always go over well. In fact I hold one at an Attorney's Office that I do on my own every 1st Thursday of the month.
Good luck on your home buyers seminar. I think you'll love it and I am sure your a natural!
Jennifer, How nice to speak at that lovely event, I'm sure it's going to be very useful for potential homeowners. Good luck and have fun with it.
George - Thanks for sharing your experience. These seminars does provide needed information to potential buyers.
Monika - Thank you I am looking forward to it.
Carole - I plan to have fun and I hope the audience will too, and in the process walk away with something they can use.
Jennifer: great way to inform first time buyers and be part of the seminar.I wonder how long you speak and if you take Q & A?
Jennifer - sounds like a well planned event. Is this your first time doing this? I am also interested to know if you speak as well.
I keep thinking it is a great idea and I should set something up in my area, but the thought of speaking in front of an audience makes me a little nervous. I am fine one on one, but I would probably not sleep the night before! LOL
Please let us know how this turns out.
Sandy
Our local affordable housing coalition has gone to online training for first-time homebuyers. There is nothing like a live session, in my opinion!
Lloyd - My part will be about 20 minutes and will include Q&A. I have also decided to interview a first time buyer couple who purchased a year ago, they will also talk about their experience before and after the purchase.
Sandy - I have done this before. I am always nervous the first few minutes but then I get into it. My advice is to be yourself. One of my previous job involved training so that helps :)
Let me know if you want to do one, I would be delighted to be of help.
Ann - I agree the interaction is an important ingredient. In a live session there are always questions that come up that benefits the attendees.
