Lately, I've had a lot of customers who tell me they intend to sell their homes 2-5 years from now...when their kids graduate and/or when the market bounces back. They are smart because they are doing their home improvements NOW, including their floors.
1. You can enjoy your new flooring and other home improvements NOW while you are living in your home and SIMULTANEOUSLY improve the value of your home (assuming you are upgrading from carpet/vinyl, etc. to hardwood (or tile floors). So, you are doing this both for you and for the new owners.
2. You are prepping your home to sell early. This will make things easier for later. You have already done some of the work and spaced out their investments.
3. You are reducing your cleaning/maintenance costs. If you pay to clean your carpets annually, think about how you can reinvest or reallocate that money. You could save it, you could do other home improvment projects, you can spend a bit more money on your family or whatever makes the most sense for you.
4. If you wait to do home improvements later, they will just cost more. Material prices are NOT flat. They are increasing every year (and faster than inflation). Further, if you have issues that need to get addressed (e.g. water damage), they will get worse over time and just cost more to repair.
So many people out there defer maintenance and home improvement projects until they are about to sell their home. At this point, you have no choice and you have to do it. But, if you going to pay for it, don't you think it makes more sense to do it while you are still living there?
