Saturday Open Houses - do they work better? (For those who still believe in Open Houses)

All Local-n-Global listings get an excellent Internet exposure. Our marketing standard requires the separate web site for each Greater Cleveland house or condo offered for sale by Local-n-Global Realty to be created, optimized for SE and published. We also do VFlyers, Real Bird mini-sites, Property Previews videos and submit them to YouTube, Craigslist, Facebook, you name it!

We utilize the power of Active Rain and Localism to promote our listings to potential buyers and their agents. We heavily advertise with Realtor.com. We post our listings at Zillow, Trulia, Oodle, etc., etc.

We target our local audience by posting at Cleveland.com, PluggedinCleveland and Local-n-Global.com. We post the horse property at LandWatch.com and AmericanCowboy.com.

And we still love traditional Open Houses. Interesting, but most of our Open House visitors come from the Internet advertising. They know what to expect, they saw multiple photos, tours and videos - and they still want to FEEL it. They appreciate the opportunity to see the house in person.

Open House signThere are more motives for buyers to visit our Open Houses: they are shopping for a good Realtor. Or they just don't want to be obligated to work with one agent, so they do preliminary research on their own. Or they are thoughtful enough not to bother the listing agents by scheduling the private tour - they just go to Open House instead. Pretty serious motives to ignore them, huh?

That's why we do traditional Open Houses. However, Sunday Open Houses almost don't work during the football season. So we do it on Saturdays now!

Open houses work, period. If your listings are in neighborhoods where people are working all week, Afternoons and Saturdays are a great time to host open houses. The good news is you will have NO competition! Greetings from Paradise.
