The market has been going soft for some time now in Clermont County. As a Realtor and a home owner in the area I have seen several changes come about. In the Greater Cincinnati Area there are many suburbs that have seen a decline in home values and homes are taking longer to sell. Lately the trend has been getting worse. Some homes that I have listed are staying on the market long after I thought they would sell. It all comes down to price and that is what is really driving the real estate market now.
One example is a listing I took last month. This is a home that would normally sell for about $120,000 in Union Township. The house was listed at $104,900 and did not sell despite the best efforts I could give. The owner ended up renting it out just to get some cash flow coming in.
We have about 40 listings on the market in Clermont County, Hamilton County and Warren County. We also have a few in Northern Kentucky. All of these homes are sitting with little activity and it is very frustrating for our sellers. All we can do is either lower the prices, stage the homes or get some positive news in the media.
