Welcome to Lake Valley in Owasso Oklahoma!

Lake Valley is an Owasso Oklahoma neighborhood that offers existing and new homes for sale from $130,000 to $160,000. Homes in the Lake Valley neighborhood range in size from 1200 square feet to 1800 square feet (more or less). If you're from other areas of the country, you might expect to have a basement in your Lake Valley home. However, this is not the case. Most newer Northeastern Oklahoma homes do not have basements. This is because the water table is very high in Oklahoma and basement flooding can be a major issue. As a result, our builders have gone up, instead of down. You can now build or buy your Lake Valley home as a single story or a two story home. And all Lake Valley homes now offer post-tension slabs. A post-tension slab is a slab that has cables laid throughout the concrete. Those cables are brought under tension so that the slab is literally held together both vertically and horizontally. And why is that?

So that your Lake Valley home won't do this!

Here in Oklahoma, we have a dense clay soil. When it rains, the clay expands. And when we have dry weather, the clay will shrink. This expansion and shrinkage has incredible pushing and pulling power on foundations and can actually crack a home foundation. This is what has caused the brick to crack in the picture.

But when your Lake Valley home is built with a post tension slab, it is held together against itself and slab movement is often negated or reduced to minimal levels, even if some cracking appears. Remember, there are two kinds of concrete (in Oklahoma)...concrete that is cracked and concrete that will crack!

One of the cool features of Lake Valley is that it offers the most amenities of any Owasso neighborhood. And the homeowner's dues are very affordable! At only $300 per year, you get a neighborhood pool, frisbee golf course, basketball court, playground area, paved sidewalks throughout the neighborhood and around the lakes and full use of the lakes for fishing! Now, let's take a look at all these great Lake Valley amenities.

And here is the Lake Valley playground. You can see that not only can the kids play, but the adults can cook out and everyone can eat at the picnic table! The pool is located just to the right of the picture.

And just down the hill from the playground and picnic area is the very cool Frisbee golf course. To my knowledge, Lake Valley is the only Owasso nieghborhood that offers Frisbee Golf!

Frisbee golf not your thing? Then how about a game of hoops, played at the Lake Valley basketball court? Rumor has it that basketball is big in Lake Valley!

If that isn't enough, how about fishing or a nice walk around one of the Lake Valley neighborhood lakes? All of the Lake Valley lakes offer paved sidewalks. In fact, you can walk, run or jog the entire Lake Valley neighborhood using the interconnected sidewalks.

Did you know that Lake Valley is located in Rogers county? This is important because Rogers county offers cheaper taxes that some other counties. Most of Owasso is located in Tulsa county. The dividing line between the two counties is 145th street. Here is a map so you can see the rough boundary between the counties. Tulsa county is Red and Rogers county in blue.

Finding your way around Lake Valley can be a bit confusing, especially if you are not from Oklahoma. That's because the street numbering system in our part of the world runs North to South and East to West. Without going into detailed explanation, let's just take a look at the Lake Valley street map.

By the way, this is the only current map you will find anywhere on the Internet with as many street numbers as you see here. Because Lake Valley is such a new neighborhood, many of the online maps do not have the streets placed yet.
