Selling Your Home - Make it a Turnkey Not a Turkey!

We've all heard various reasons why a house doesn't sell.

So let's say it another way!

There are 3 things very important steps to getting your house sold.

1. Get it ready to sell. "Make it a turnkey, not a turkey!"

2. Price it right. You've got to beat the competition.

3. Market it effectively. Let everyone know it's for sale.

Over-simplified? Maybe.. But:

  • Getting it ready to sell takes in minor repairs, staging, cleaning, etc.
  • Pricing it right will take into account it's location, it's condition, the market, etc.
  • Marketing it effectively speaks to the photographs, written descriptions, websites, advertising etc.

Now What??

The best way to handle all three of these steps to get your home sold:

"List your home with a good agent."

Here's how a good agent will deal with these things:

1. A good agent will point out things to get your house ready to sell.

2. A good agent will do a CMA to get the house priced right and will stay on top of the market.

3. A good agent will take plenty of good photographs and upload them to the internet along with a good description of the property.. and virtural tours... in multiple places on the internet.

Does this always work?

NO.

You can't pick a house up and move it to a different location but if you really want to sell it, you may have to lower the price due to it's feedback about it's location. Maybe it's too far from shopping or just too far from everything!

You can't change the employment situation in your area. Maybe some industries and jobs have closed down near you recently. You cannot change that.. and you may not want to lower the price of your house enough to sell it in that situation.

If that's the case, what can you do?

You can keep it... Not an option? Got to move? You may have to rent it out. BUT if unemployment or other local economic situations are hurting it's sale, they will probably affect the rental amount also.

Regardless of all the clatter and hype that you read, sometimes if a seller doesn't want to lower the price of a house enough to bring about a sale in a given market OR doesn't want to spend money on it to make it competitive.. IT SITS. In these circumstances, there is no magic answer..

In fact, there seldom is a "magic" answer. It's a combination of of these things that I've discussed that usually bring about the sale.

AND it's up to you and your agent working together with each doing their part and then hope the right buyer comes along and simply falls in love with your house.
