AFFORDABLE IMPROVEMENTS TO YOUR HOME!

In the 29 years of selling real estate, I invariably get asked the question of what a seller must do to "get a home ready to sell". You must literally take yourself out of your seller's shoes and step into buyer's shoes when you enter your home. Use all your senses: **Sniff the air quality, it's important! You don't have to have cookies baking, but it must smell clean. **Look around, make sure it everything is tidy. Put things away, off the counters and flat surfaces. Remember, you are moving anyway, so box things up and stack them neatly in the garage! Speaking of the garage, make sure it is clean and tidy too. **Soft music is acceptable, but not too loud and not too raucous. Some seller's have put on a radio station thinking it would continue to play the soft music they had chosen, but by the time the buyer's arrived, it had changed programming and it was way too high energy. Nothing is better than the wrong music. **Another helpful hint is to stand across the street to look at your home. Add color with flowers, in the winter, use pretty ghords and pots to accentuate colors. If you can't get them through the door you can't get them to the "negotiating table"!!
