Considering flooring improvements to sell your home - part II

The other type of flooring that I mentioned in my previous post is unfinished hardwood flooring.

When getting ready to Sell your home and considering hardwood flooring installation, this type is suitable in the situation when you already moved out and your property is vacant.

Because Unfinished Hardwood Flooring is simply bare wood with no stain or varnish on it, it's installation and finishing process comes with not only noise but also funky smells and a lot of dust.

There is one company in our area that offers dustless floor refinishing along with environmentally friendly and light-on-your-nose finishing products. The sanding system that they use reduces the amount of dust generated in the sanding process by about 85-95%.

With unfinished hardwood flooring you have an array of species, colours and varnishes to choose from.

Here you have an option of going with lower grade woods for substantial savings and using darker, warm stains to bring out the natural beauty of the grain and imperfections of the wood.

Again choosing hardwood as opposed to soft wood varieties like pine is the way to go. Pine flooring could be used in a older style farm house, that already has a lot of character.

Once you made your decision to improve the things underfoot... do not go The Laminate route. (pardon the rhymes here)

If you are already spending the money, and investing your time into this substantial renovation project, you may as well choose the better option of installing real hardwood.

Real Hardwood flooring offers years of use with opportunities to create a new look every few years. Now that is a great value for the Buyer.

Laminate flooring on the other hand, can cost you nearly as much as less expensive hardwood flooring... and they offer... Hm...

Well, they are just laminate floors. There is no real year-after-year value in that.

One more tip that I learned years ago:

In certain areas, Barrie being one of them, people are not very impressed with hardwood parquets, and they absolutely hate them in the upstairs bedrooms.

Do not invest your time and money into that type of flooring, to increase the value of your home at the time of Sale. If your carpets are so tired that washing will not improve the situation, install new carpets upstairs and save the real hardwood floors for main areas of your home.

The Buyers will love you for it.
