We all look for ways to save money and that’s why the concept of selling your home without a Realtor may be so appealing to many.
But choosing to purchase a home without the help of the Realtor is simply not a smart move…
Let me tell you a story.
Picture a secluded, quiet neighbourhood with towering pine trees and well kept homes. The place to be for a retired couple whose daughter already lived right there…
One day daughter’s next door neighbour listed his home privately for sale.
The daughter decided that this was a great opportunity to get her parents into the area.
She suggested to her parents that they should buy this home.
And so they did… never asking anyone else for advice. This was to be their second nest, the home away from home, close to nature, and just perfect as an investment property. After all in an area like this they would be able to sell it fast if they chose to, latter on.
They moved in, updated the interior and planted a beautiful garden.
Fast forward just two short years.
Things changed, and the father was no longer able to care for this country property. The parents decided to sell the house.
A Realtor came into the picture and things started to come into focus…
During the research, the Realtor found that the couple spent about $20,000 more than they should have, when they bought this home 2 years earlier…
You see they had no way of finding out the true value of the home, based on recent area sales, and comparable properties. That is something that a Realtor would do, providing that valuable information to the buyer. But this people purchase their home privately, without the help and guidance of the Realtor.
Now, when the time came to sell, the couple wanted to “get their money back”. The money that they invested to update this home and the appreciation value accumulated in the property within last two years.
A little bit of greed and deception came into the picture as well, as the owners gave the Realtor false information about the original purchase price…
Together with the overpayment amount, and the exaggerated purchase price the owners were about $40,000 from where they should have been…,
The listing price, that they insisted upon, promising to just “test the market for couple of weeks” reflected that amount.
Three months into the listing, the price was still the same, because “they were waiting for an offer”… with no showings, and no interest from other Realtors, that offer was nowhere in sight.
How could there be an offer? The house was listed $40,000 above the market value!
The times changed unexpectedly, and people were no longer looking for “tiny homes away from the city”, the market in the area was dying fast and there was no relief in sight.
The chance of selling this home was long gone, and another opportunity to recoupe the invested capital would come again in… oh… five to ten years… perhaps.
So what’s the lesson here?
In this case the only one Laughing-all-the-way-to-the-Bank was the original seller… with $20,000 extra in his pocket.
So…
If you are looking to buy a home, hire a Realtor. It’s as simple as that.
Buyer Agency Agreement is a document just like the Listing Agreement.
Once you and the Realtor sign it, the Realtor is working for you. He or she must have your best interest in mind. We are here to help. We are here to provide all the information you may need to make an educated, wise decision about the purchase of your home.
We are also here to take your hand and guide you through the stressful process of buying your home. Do not take this journey without us. That’s not a smart move.
