One type of Buyer your home may appeal to is someone that is downsizing.
They may now be empty nesters or newly retired.
This Buyer may have found their larger home too expensive to carry.
Maybe the Buyer is suddenly single and no longer wants that larger home.
The thing they all want to do is maintain their lifestyle, only on a smaller scale.
How do you as the Seller make your home appeal to them .... suit their needs? You need to prepare your home for sale.
You need to highlight the features of your home with Staging to make sure the Buyer sees them as they walk through.
Show off the size of your rooms by using only the basics in furnishings. A room with something in every square foot looks smaller.
Leave your Buyer room to imagine placing an item they own in your home. Let them see past you and how you use the house.
This type of Buyer either doesn't want to or can't decorate or make updates & repairs right away. Go through your home and look for necessary repairs, update lighting and paint. Look at your bathrooms and kitchen sinks and taps.
If your home has potential space for expansion into the basement, be sure to show off that space. Clean those windows to allow in natural light. Make sure the space is dry, warm and well lit. Keep your storage against the walls so they can see the floor space.
If your basement is finished but 'tired', fresh paint can do wonders. Make sure the flooring is clean. Light the area well. Set up vignettes to show how the space can be used, i.e. gym, rec. room, home office.
Show a clear purpose for each area of the home.
Above all, show them a home free of clutter. All Buyers value storage in a home.
Show the downsizer your home will allow them to move in without giving up all their treasures and their lifestyle.
