Over the holidays I was kept busy showing a few homes accross the city. I also came accross many Sellers who were present while selling their home in Orleans. If I can suggest one thing that will help expedite your sale... Don't interfere when your home is being shown!
Let your Realtor do their job. Buying a home is an emotional experience and a big decision; when walking through their new potential home people like to "try on" a house to see if it's comfortable for them. This is very difficult to do if you, the Sellers, follow them around and point out every improvement you've made. I have also found that when a Buyer loves a home, they will sit down and see what it feels like to "live" there; they would not feel so at ease to sit if the current owners were home.
When there is a showing scheduled try your very best to not be present when selling your home in Orleans. If you MUST be there, keep a low profile when your home is being shown; even try to step out and take a short walk - the average showing last approx. 10 mins unless the Buyer is interested. Your Realtor can do a better job of selling your home in Orleans if you stay in the background. A smart Realtor working for the Buyer will ask the Seller questions and try to determine their motivation, etc... which may hurt you during negotiations. Also, plan to be away, but reachable, during an Open House.
