Why do we hold off on visits and offers?

I received an inquiry from someone looking at one of my properties for sale. The person was a bit put off by the fact that he could not visit the property until tomorrow. The other issue he had was why are we waiting for Sunday to look at offers. Why can't we look at an offer if we have one on the table today?

A few things are happening right now in Ottawa. The market is still very active and there are still many buyers looking for homes. I am representing my sellers and my duty/job as their Realtor is to get them the most money in their pocket with the most favorable terms possible.

The reason we can't show the house until Friday is because the house won't be ready and the client works night shifts, he is sleeping today and that is why the house can not be shown. I can't go show it and no other agent can show it either. We are being fair for everyone to be able to get a chance to view the property and if they like it, they can put an offer on it.

The other reason we are holding off on the offers until Sunday is to try to get multiple offers (more than one offer which means that many times the house will sell for more than asking). This is a strategy that can sometimes work but not in all markets. We are currently fortunate to be able to use this strategy because it has been a good strategy lately. It is also a strategy that could backfire. As long as everyone is aware of the situation then I think it can work well for the Sellers.If you are interested in putting an offer and you know there are other offers on the table, make sure to give it your best shot because many times that's all you get, one shot at it.

If you are a buyer and like this home, you might not like the strategy that I am using but I am representing my clients, the Sellers. Using a Realtor for your real estate transaction is a very good idea because this is what we do for a living and we have a very good idea of the type of market we have and what can work to your advantage.
