Three Golden Rules for Home Staging

My 3 golden rules for home staging are the very important 3 D's to home staging.

1. Detach Yourself - When your preparing your Property for Market, start to think of it as a product and not your home. You must "Detach Yourself " Once you decide to sell your house "Your house is no longer your home". This means that you must distant your-self emotionally from the house in order to see it as objectively and dispassionately as possible. Your house has now become a "product" that's for sale and you want the highest price on your most valuable asset.

2. Depersonalize - It's difficult for people to imagine themselves living in the home they're viewing when the walls are covered with photographs of a stranger's family or the rooms are cluttered with personal items and momentoes, these items can distract a buyer from visualizing themselves living in the home.

Your home must be warm and welcoming to as many potential purchasers as possible enticing them to imagine their furnishings in the presented space.

3. De-clutter - De-cluttering is one of the most important tasks to complete to prepare your home for market. The cleaner, more spacious and organized a house appears, the more likely it will appeal to a greater range of buyers.

Clutter can have a detrimental influence on your home's potential marketability. Any messy space suggests to homebuyers that you have not taken care of the home so they'll assume there's more wrong with it than you're willing to share. Additionally, overcrowded rooms appear smaller or less functional then they are, making it more challenging to sell your home.
