Negortiating an Offer can be stress-free or very very stressful. Here's the scenario, you go and show a house to a potential Buyer and she falls in love with it and wants to make an offer. So exciting, so you go back to the office prepare the offer, send it off and the waiting begins. You try and reach the lisitng agent, no response, you call his/her assistant, no response, you leave messages - no one calls back. This is not fun - finally you receive a call telling you that another offer has come in and can you better your offer. You try and reach your Buyer - no answer - you leave messages, you call work - no answer and, of course, no cell phone.
Finally, your Buyer calls back and you bring her up to date - she hems, she has, she can't make up her mind. Then, ok - lets remove some conditions, increase the price and see what happens. You make all the changes, get things initialled and off it goes again. Listing Agent, calls back and says that the seller is now unreachable - OMG - I think I'm going to have a nervous breakdown. Then, a couple of hours later, we get another call saying all is well, the Seller has accepted.
So its important that the Buyers and Sellers remain available during negotiations and understand that the times and dates must be respected.
