WHAT TO DO WHEN THE ARIZONA TENANT IS ASKING FOR RENT REDUCTION IN EXCHANGE FOR A REPAIR REQUEST
Everyone thinks it is easy to just purchase property, find a tenant and collect rent each month. If that was the case, then I believe more people would be doing it. However, many real estate investors forget the tenant relationship as time goes on. Personally, I treat tenants with respect and dignity to ensure a lasting relationship. Things will always come out during their lease. I know having a friendly relationship with tenants is always better for the home owner than having a hostile one.
I received an email below:
I'm thinking I should probably get more of a break on my September rent* . . . because even though I moved in on the 4th, the house wasn't actually liveable (I was unable to cook meals or bathe) until the 8th and I still had to stay at my friends place for that weekend.
Tenants do not like to be inconveniences at all since they are paying full rent. However, things are going to happen when owning or renting a home. What if I wrote this to my mortgage company asking for a reduction in my mortgage because I had a water leak? We all know the answer to that question.
What am I going to do with this request? I will call the tenant to say hello and here their concerns. Then, I will make a decision on it within 24 hours.
