Conflict of Interest - Have Some Listing Agents Crossed the Line?

In the real estate market where I live, Durham Region, just outside of Toronto many Realtors are making what are at the very least outrages offers in order to 'buy listings'.

  • If your house doesn't sell in 90 days, I'll buy it from you!

  • HASSLE FREE GUARANTEED SALE PROGRAM. NEED TO SELL YOUR HOME FAST AND FOR MAXIMUM VALUE?? CALL ***** FOR MORE DETAILS. (he'll buy if from you)...

  • YOUR HOME SOLD GUARANTEED OR I'LL BUY IT MYSELF*!

This is becoming more and more common with Realtors with Teams working for them. Now, how is this ethical? What is in place with CREA (brother to NAR?) to prevent home sellers from being taken?

  • Something I'm seeing locally is a Brokerage offering free 'professional staging services' when I know for a fact they are using a Realtor from the office who hasn't worked a day as a professional decorator or stager. Taking a 3 day training in 'home staging' does not make one a 'professional stager'. In a nutshell, the Brokerage is lying to consumers.

Seems to me this is a direction no Realtor/Brokerage should be headed.

Do you feel these Listing Agents and Brokerages are thinking of what is best for their clients or for their pocket book?
