UNIQUE URBAN HOMES

NOVEMBER 2009 UPDATE

Well, at least we live in interesting times! This Fall is shaping up to be one of the strongest markets in recent memory, fuelled by an unusual lack of listings, and a combination of low interest rates and palpable consumer confidence. As has been widely reported, not only are bidding wars back but so too have “bully offers” made their return.

But it’s exciting to see a growing number of modern homes appear in the city, finally responding to the unmet demand for unique, sophisticated homes. From contemporary rebuilds that I have recently sold in Queen West, Roncesvalles and Bloor West, to privately commissioned homes such as Paul Raff’s in Forest Hill, our streetscapes are changing.

I’m honoured to have teamed with Blurredge Group and their superb project “Lippincott Living”. I equally look forward to working with new clients in their sale or pursuit of Unique Urban Homes throughout the city. What a year it has been.

Enjoy the balance of the Fall.

- Paul

BY THE NUMBERS

Alt

With October sales figured released just this morning, one thing is certainly clear: the Toronto real estate market is at an all-time high. Average price per home in the "416" area is now over $460,000 - representing a surge of over 20% from this time last year.

While the recovery has been, to date, driven by modestly-priced homes, sales of properties over $750,000 have been accelerating rapidly. Remarkable.

Sales volume and value charts are updated monthly on My Website.

IN THE NEWS

Clients of mine have been featured in past in Toronto Life, and the upcoming edition is no exception. Watch your mailbox / newsstand for the November issue.

I recently discussed the "bully offer" with Carolyn Ireland of the Globe. The full article appears HERE.

A recent sale in Trinity-Bellwoods was covered in the Post, after being on the market for 2 days. Article HERE.

NEW DEVELOPMENT

LIPPINCOTT LIVING - ONLY 2 HOMES REMAIN!

I’m delighted to have teamed with the Blurredge Group, a collaboration between designers Cecconi Simone and architect Brad Netkin, in their debut project Lippincott Living.

These eight modern townhomes are ideally situated with immediate convenience to Little Italy, the Annex and Kensington Market. Downtown west at its finest. . The homes draw on Cecconi Simone’s vast experience in high-end residential design evidenced in the meticulous attention to the floorplan, which provides 3 bedrooms, approximately 2000 square feet of space and integrated parking.

There’s also a refreshing synthesis between the building itself and the exterior - best exemplified by the fully landscaped outdoor terraces which are an integral extension of the home’s interior. The remaining three properties are priced between $899,000 and $939,000. A showroom is available which includes a full-scale model suite. I would be delighted to provide you a personal tour – simply contact me to make an appointment.

This is a superb project.

TIME FOR A CHANGE?

While it may not be your time to make a change, I always appreciate your questions or referrals.

If your friends, family or neighbours are thinking of a unique urban home, I would be delighted to help.

Have a wonderful Fall!
