Stonegate Neighborhood Expert

I have lived in East Stonegate now for over 5 years. There are about 30 homes in the subdevelopment. Stonegate has two sides in the development; phase one off of Post Canyon Rd. and East Stonegate off of Frankton Rd. Walking trails connect the two neighborhood sides. Stonegate has four community parks, walking paths, trees, native habitat area and natural vegetation.

Stonegate is a Planned Unit Development which began in 1989 on the westside of Hood River. Located about 2 miles from town. Stonegate's focus is to maintain and enhance the natural beauty of the site and protect it's views, many homesites include views of Mt. Adams or Mt. Hood. Stonegate is managed by owners through the Stonegate Homeowners Association. Homeowner dues for SHOA are about $450.00 per year and cover snow removal, upkeep of greenspaces and parks, irrigation water and long term maintenance of the community such as road upkeep.

CCR's protect the community with architectural requirements. A high quality of design is encouraged with natural earth tones or muted colors and materials, usable front porches and outdoor living spaces as well as alternative energy technology. Home designs should "focus on front porches" and "De-emphasize garage doors" from the street view. Fencing is discouraged and rather buffering with native trees and plantings is encouraged. The Stonegate Community is nearly built out. There are currently only 2 remaining undeveloped lots which are located in East Stonegate. They are currently for sale but not listed on the RMLS. My husband has designed and we have built two homes in Stonegate. One is currently on the market-3365 sq ft 5 bdrm 4 bath for $725,000. The other one we are currently living in but may be putting it on the market this summer. It is 2180 sq ft, prairie style with 3 bdrms, 2.5 baths and an office. We put a lot of special features and artistic design into our homes. My husband is also on the Stonegate Architectural Review Board.

Currently there are seven homes for sale in the Stonegate community. Five homes are located in East Stonegate and two in West Stonegate.

The homes in East Stonegate for sale are: A home my husband and I built and own at 636 Hunter Rd.-$725,000. Another listing of mine at 4075 Stonegate Dr.-$649,000 585 Toms Dr.-$475,000 a FSBO Hunter Rd.-3 bdrm 2.5 ba for $548,000 and a FSBO at 4055 Stonegate Dr. for $365,000.

There are two homes for sale on the other side-West Stonegate: 680 Parsons Rd and one at 668 Parsons
