In Ashland, Medford Oregon area, appraisers are required to call on every sold comparable home sale they use in an appraisal. Many times, the appraiser will ask the listing (or selling) agent if there were any sales concessions. This is important information for the appraiser, but agents and appraisers need to remember that all the information about the sale is needed. Agents need (with their clients approval) tell the appraisers all relevant information that ultimately determined the sales price. For example, if there were substantial repairs that need to be done (but not completed as part of the sale) or if there is something that effected the price that is not obvious from the MLS sheet or a drive by. Without this valuable information, appraisers may incorrectly price adjust other homes under contract.
