I Am So Proud! It's Taken A Year, But Buyers Are Ready To Purchase First Home

I had a call last week from one of my favorite lenders regarding a couple we have been counseling for over a year. Her excitement was contagious when she delivered the good news.

"James and Jodi are fully qualified and they are financial ready to purchase a home. In the past 14 months they have paid off some bills, greatly increased their credit rating and saved enough cash to cover their earnest money and inspection fees. They will need help with closing costs but they are ready to go using the Ameridream Loan Program."

We looked at two homes in their price range this afternoon. Both fit their needs and but one is a little newer with fewer near-future repairs needed. Our biggest obstacle is both homes are short sales and subject to bank approval.

I am so proud of them for being proactive and working so hard for a year to get to this point in their lives. They had a goal of buying a house and they have stuck to their plan to see it come to fruition. I kept in touch with them and they came to our first time home buyer class in February to learn more about the home buying process. It is so nice to have buyers willing to learn exactly what it takes to buy a home in today's marketplace.

I have a few questions to get answered for them tomorrow but it looks like we will be able to find them something in their price range in the area they want. I am so excited for them and I look forward to writing an offer and eventually giving them the keys to their new home.
