Providence Town Center Collegeville, PA

So there is a lot of information floating around about the new Mega shopping center that is being built in Collegeville, PA about the status of the project and when it is scheduled to open. I wanted to help to try and clear some of this up for residents and those thinking of moving to this wonderful area.

The 1st Phase of the shopping center including the re-opening of Arcola Rd to Mennonite Rd is now scheduled to open on October 11, 2009. The stores that are scheduled to open during this initial phase are as follows:

Wegman's Grocery, Best Buy, LA Fitness, Dick's Sporting Goods, DSW Shoes, Ulta Cosmetics, Five Below, Staples, PetsMart, Michaels', Raymour & Flanigan, PNC Bank, PF Chang's, Eastern Mountain Sport (EMS), and Olive Garden.

Phase 2 (Main Street with the lifestyle tenancy) will open no earlier than Summer 2010, but could be pushed back into the Spring of 2011.

The stores that will be occupying this phase of the center will be determined closer to the scheduled open date of this part of the shopping center. Some of the stores that were previously reported to be going into the shopping center have come on troubled financial times and barring unforeseen turnarounds will not be part of the center.

So all of the stores you mentioned for the first phase are still on board with opening in October?  I saw that this blog was written in February, but the map is dated for April, so I am assuming all are still "a go"?


We are very excited about the Wegmans, Olive Garden and PF Changs...

All those slated for Phase 1 are still on board.  There is a huge buzz for Wegmans and I myself am looking foward to them as well.

So Barnes and Noble is just proposed at this point? Would that be slated for Phase 2 if approved?

Last i heard they had a lease out to Barnes & Noble but they were not fully signed on at that point.  However they could still be added for Phase 1 which is still on course for an October opening.

If all of the buildings are already going to be done by October 2009 why so long for phase 2?  It can't possibly take that long to get tennants.  Also, do you know the status of Barnes and Noble.  That is the one store I wanted in that shopping center.

The leasing manager has said that due to the state of the economy that second phase has been pushed to 2010 at the earliest.  They will not open it until a majority of those units have signed leases, what percentage I am not sure.  But they want most of them to have tenants before they open that 2nd phase.  As far as B & N goes, they have the lease out to them but they are not finalized.  They could still potentially open with the 1st phase.

I think I was a sophmore in college when I first heard that they were looking to building this place. I lived here for about 15 years now. and we still don't have a bookstore in this area/school district? pathetic. and the trappe book center is in another school district so that doesn't count. and I highly doubt I'll be here in spring 2011. and how bout a Bed, Bath & Beyond?... ya know, for those who need things for college and various things. or an ice cream place with REAL ice cream, not soft-served? and there's going to be a PNC Bank?...how many banks do we actually really need in this area?

All I know is that there was a huge time delay in getting the project approved by Upper Providence Township and from what I heard this was the reason that Urban had pulled out of the deal.  There was such a fight about what the parcel on the other side of the shopping center (north side of Arcola Road) was going to be used for and this delayed the zoning hearings.  Living in the area the sign once said coming August 2006, here we are 3 years later and we arent completed yet.  As far as what Brandolini is doing on their end with the lack of website is beyond me.  There seems like there would be a great amount of traffic to that site, being that everyone in this area just wants some updated info about the center.  Sorry but I cant do much for that end.  I get my info directly from the leasing agent (when he decides he can get back to me), so I try and keep everyone as updated as possible in this forum.

Has there been any talk of a Babies R Us going into this center?  The closest to this area is Exton or Montgomeryville and neither one is very close.

I know there has been a lot of questions as to what is happening and when stores are going to open.  Well here is the update from the leasing company for the center:

6.       PF Chang's - 11-1-09;


7.       PetSmart - 10-15-09;


8.       LA Fitness - they say November 2009 (an exact date has not yet been set);


9.       PNC Bank - 10-5-09 (Grand opening);


10.     Five Below - 10-1-09 (soft opening);


10.    Michael's - Feb/Mar. 2010;


11.    EMS - Oct. 2010;


12.    Staples - May 2010;

Hopefully this sheds a little more light on the status.  I am in no way affiliated with the center, but have been able to get this information for some of my clients directly from the representative for the center.  So i am posting all the info that i have been given.  Hoepfully more will follow.

Thanks for keeping us updated. It's not a good sign that more information is not easily available to the public. If I ran my business like this is being rolled out, it would surely fail. Let's hope the economy improves and we eventually end up with a quality shopping center and it doesn't drift into another low end shopping center. Wegmans and PF Changs will be great. I was really looking forward to the Barnes and Noble too.

This shopping center communication has been so poor. You would think with the economy being what it is they would do a better job publicizing this. What also is missing greatly from this list are restaurants. No one wants to wait 4 hours to eat. I still rather drive to Philly to get more variety and not wait for a night out.


I moved here from Philly and its been such a disappointment when it comes to shopping.

If you people knew the developer, you'd understand.  Brandolini built our house in the 70's and it was very much his way or the highway back then.  Not surprised anything has changed, now that he's in "lifestyle center development." 


I love restaurants in Philly, but check out local restaurants.  Honestly, there's not that huge a wait and the food isn't that awful.  Phoenixville and Royersford both have some up and coming places that are pretty decent.  The BYOBs are very impressive.

My understanding is that it is going to be a big bang.  I have a few neighbors who are going to be working there and their understanding is that it goes "live" at that big grand opening.  Looking forward to it!

Thanks for stopping by.  There have been many folks wondering about hiring opportunites for the new shopping center and i'm thrilled that you have left some info for people to get in touch and interview.  Good luck with the new venture, I can only speak for myself, but i'm thrilled that the center is opening.  Cant wait for the smaller shops to open as well.

I am not sure, you will have to contact these companies directly.  I do not represent the center or those companies opening here.  I would suggest going to their websites and calling their corporate offices.

Whether there is a "soft" opening or a "big bang opening" the irony will be too much to bear.

Jon,

There was tqalk of there being a mixed use community being built on the site adjacent to the shopping center.  These plans had met signifcant resistance at numerous town meetings that i attended.  Current residents were citing added stresses on the already crowded roadways and school system as the reason for thier opposition.  As of now the land opposite the center (40 acres) and the land that b/t the shooping center and Rt 113 (25 acres) are now for sale.  So long story short any plans will now look to be built from scratch again.  As for what will be there is anyones guess and I'm sure a whole new set of town hall meetings will be scheduled once the potential purchaser applies for permits to build.  Sorry there isnt a more direct answer.

Are the smaller stores that are going to be there, clothing stores? I heard that there would be several stores that are already in the KOP mall and Philadelphia Premium Outlets! I heard an Abercrombie and Fitch, American Eagle, etc. Are these true?

The second phase of the shopping center will be all smaller type stores and will not be opening until the Spring of 2010 at the earliest.  They will only open this phase once they reach a certain percentage of signed leases, the exact percentage I'm not sure of as I dont represent the center in any facet, but my understanding is somewhere around 75% occupancy.  As for what will be there is still up in the air as some of the stores that had previously expressed interest in opening there are no longer in business.  Once i get some more info i will post it, but as of now there is nothing that is definite as they dont have a true schedule of when it will open.

An Apple store, Yankee Candle and Bath and Body works. Chadds Ford winery too.

Is Wegmans still going to open on October 11th?  that is right around the corner and I haven't seen any signs or advertisments.  I think what is really needed is a gas station on the corner of Arcola and Rt 29.

Wegman's is actually opening October 1st. It's going to be a "big bang" blowout event. Look for the circular in the mail. There is also a Wawa going in at the corner of Arcola and 29.

This would be a great question for the developers of the shopping center (Brandolini Companies).  They are my source of information but not sure why they continue to have me ask for it.  It sure seems like it would be a lot more informative for everyone involved.

I know that Bestbuy is opening today, but what is the seret?


I have not head about any special discounts, or door prizes, giveaways.  How about grand opening discounts like 25% or more off.


Timberland opening at the outlets had a 40% off on everything, I should know because I shopped there at the grand opening at bought 3 pairs of boots for the price of one. (that is the type of grand opening I like.)


Are they giving out any specials coupons on electronics?

Q, first of all I think you mean secret not seret let's watch the grammar. LOL! I personally got the flier and all rewards members got coupons for the "big bang" event. And let's not forget this is Best Buy not Timberland they don't have to give stuff away to get customers. Best Buy is really doing all of us a favor by opening up in our backyard. This isn't like the kid in school everyone knew who had to give away his stuff just to have friends. Best Buy is more like the handsome jock everyone longs to be best buds with. Q, what type of grand opening you like is irrelevant you should just be happy you get Best Buy and feel grateful it isn't Walmart and the trash they bring to good communities.
