Look Thru The Buyers' Eyes To See What They Really Want

When You Go Out For Your First Round Of Showings With A New Buyer It Can Be A Real Eye Opener For Everyone, Especially If You Are Working With A First Time Home Buyer. When You First Talk To Them They Tell You What They Want... Bedrooms, Bathrooms, Garage, Basement, Lot Size, etc. You Make The Appointments Then Off You Go.

The First Day Really Is About Getting To Know Your Clients. If You Sell Them A Home First Time Out Of The Gate Of Course That Is A Plus. We Go To That First Home And Do You Listen To What They Have To Say Or Do You Watch Their Expressions? I Have Learned A Lot By Just Being There In The Same Room.

They Told You They Need A "Big" Kitchen But When It Comes Down To It They Would Rather Have An Updated Kitchen & Can Sacrifice The Size. They Said They Want A "Big" Yard, But Privacy Is What They Are Looking For.

So Now The First Day Is Over & If They Didn't Find "The One" I Always Feel I Can Go Back And Search For What They Are Really Looking For. I Have Learned About More Details That Make Them Excited. I Have Seen Them Get Excited About Little Updates Like Wood Trim Or A Layout That Really Impressed Them. Who Knew They Would Fall In Love With New Tile In The Bathroom. These Are Things That May Have Not Crossed Their Minds Until They Could Really See It For Their Own Eyes.

Keeping Your Eyes Open Wide Will Catch All These Details To Find The Home.

You are absolutely right Marcie, I went out for the first time with a new buyer this afternoon and what she failed to say was she wanted an immaculate home in move in condition for very little home.  It is back to the drawing board for me!

I couldn't agree more.  Seeing the properties in person is different from looking at them online. Comments buyers make on the first round help me to better evaluate wants and needs that they cannot know from photos or listing descriptions.

Hi Marcie:  You are so right.  After the first time out with a new buyer, I usually have a much better idea of what he/she really wants in a new home.
