Think about what you do on a daily basis. What time do you have lunch? What time are you done for the day and going home? What do you do when you arrive home? Answer these basic questions and you have your answer.
From posting ads in Craigslist I have found I get a better response rate around 9 am, 11 am, and between 2-4 pm. Really think about an average person's work day and habits. I have seen many state that posting on the weekends should give some traffic, but I have noticed, not really. What are you doing on the weekend? Yard work? A BBQ? Church? Hanging with family and friends or maybe catching up on the chores left over from the week?
Also in order for prospective buyers to view your ads you must have a compellin
g reason. Look at the ads other real estate agents are posting and do the exact opposite. "House for Sale." Any reason anyone would look at this ad? How many others are just the same? Now let's take a look at this headline, "Buy This House Under Market Value." If I were a buyer looking for a house, this definitely would catch my eye.
Whether you are an agent, or a home-seller in the Philadelphia real estate market, following these two simple guidelines will reap great rewards.
