I used to say that selling a home in Bucks County was all about pricing and pictures. As I've been blogging more, I've adjusted that saying.

Selling a home in Bucks County is all about pricing and presentation. Just a little distinction on the second half of the equation, but the constant is pricing.

When you're selling your home in Bucks County, you need to have both pieces of the puzzle in place.

Pricing:

  • Seller and Agent need to come up with a pricing plan. This should include analyzing the homes that have sold in the past 3 months.
  • In this market, you should also take a look at the pending sales, since they may give you an early indicator of any dips in pricing.
  • It also makes sense to take a look at your competing inventory. If you have 30 competing properties, you really need to tweak your pricing in order to get noticed and get people through the door. Click on this link to read some of my thoughts on pricing your home in a high-inventory market.
