I was so happy to find a new owner for this great 4-bedroom townhome in beautiful Balmoral,
one of Chester County's must consider developments
The community has mixed housing styles in Kennett School district and strategically placed along Route 52, aka Chateau country.
Price range from the low $200s to the mid 400s depending on style - townhomes, twins or single family homes.
Commutes are easy south to Wilmington, DE or north and east to West Chester, Media, Philladelphia or King of Prussia, PA. West is Kennett Square with its small town feeling
Single homes, twins, and townhomes (from 15-18 years young), all exceedingly well maintained sit on one of the largest and most lush pieces of community space among those with Home Owners Associations (HOA). In some properties kitchens and bathrooms have been updated; others not - which can make prices vary.
Buyers coming from Delaware are often surprised at the monthly HOA fee of $340, but wait til you hear what it includes!!!! Value is high for maintenance free living with all exterior maintenance except windows and doors covered. And the rules state "special assessments" will never be levied. This means if the snow removal bill runs over, you aren't asked for more money. When roofs need to be replaced, which is going on now, you are covered without a special fee and, there's a community sewer system that your fees include. It also includes trash, snow removal, lanscaping and importantly insurance. All you need to do is insure the inside of your home - a huge savings if you're coming from a large single family home.
Single family homes
are still selling quickly here in the low to mid $400s, along with poular twins.

Townhomes are mostly 3-bedroom with the occasionally 4 bedroom, range from 1800 sq' to more than 3000 sq'. Many basements are finished offering additional living space.
One of the top selling features here is the open space and that your views are rarely of someone else's home.
There are ponds, woodlands, wildlife, rolling meadows and a wonderful mix of neighbors from single professionals to families with children.
You're close to Buckley's Tavern, in Centreville, Delaware, a watering hole of famous, or is that infamous reputation.
And further down is Winterthur Museum, and Country Estate
and the Delaware Museum of Natural History, a great place for kids of all ages
Grocery shopping is a snap along Route 1, and in this part of the country there is always a back road to get you there faster, and it's so scenic.
Lots of cyclists and runners are out.
