When representing a buyer should you be leaving feedback? It is all the rage now with the automated showing systems to be asked for feedback over and over again if you don't respond, but should you be responding? How many buyer agents sit down with their clients and asks them if they the buyer wish their agent to leave feedback on the properties the agent shows them. Do you get them to sign an authorization to leave feedback on their behalf? Do you ask your buyer after each home, what feedback would you like me to leave on this property?
I would say mostly the answer is NO.
So how accurate is that feedback and who does it benefit? How about price? Am I likely if my buyer is interested to tell you the home is priced fairly or below market - NO, I am going to tell you it is priced over market, I work for my buyer not your seller, even if your seller is paying my commission, but I have written about that before.
If the buyer is just starting to look can they even give sensible feedback. Is it not true that most feedback is given from the agents viewpoint not the buyers'?
Is feedback just a listing agents way to get everyone else to do his job and tell the seller the listing is overpriced, or untidy or whatever...as a representative of your client you have to tell them what they don't want to hear. Your home will not sell because it is.... fill in the blank.
The best feedback is AN OFFER. This tells you the buyer has some interest, if the price is low it may indicate several things, you are over-priced, the buyer is reaching out of their price bracket and cannot really afford your property, the buyer is trying to steal the property in the current market. But it does show interest and you can now negotiate.
As a listing agent you have a job to do to tell your clients the truth and that requires you to be a little diplomatic and sometimes hard skinned when the client does not want to hear what they need to hear. But then you have the choice to fire them and not waste your time and your marketing dollars listing a property that will sell.
