100% USDA Mortgage Financing in Bucks County, Pennsylvania

Bucks County USDA Mortgage

Using a 100% USDA Rural Development Mortgage is a great way to finance the purchase of your next home in Bucks County, Pennsylvania. USDA home loans offer great benefits for those who qualify and the USDA home loan remains as one of the true no down payment programs out there. If the home appraisal allows, the closing costs can also be wrapped into the mortgage resulting in no money needed at the closing table.Interest rates for USDA mortgages are comparable to the low fixed rates of Conventional and FHA/VA financing.

What portions of Bucks County are eligible for USDA Financing?

USDA mortgages are intended for rural properties but the USDA eligibilty map often covers areas within small towns as well. Homebuyers are often surprised that the home they are purchasing is within a USDA eligible area even though it may not be considered truely "rural". The areas in Bucks County that are restricted from this program can mainly be found in the more populated Lower Bucks and portions of the Central Bucks region starting near Township Line Road just north of Chalfont. As you head east towards New Jersey the eligible line follows Upper Stump Road just north of Peace Valley Park and Doylestown. Farther east past Doylestown, the eligibility expands a little further south and ends up including most of the eastern region of Central Bucks. Basically the northern and eastern portions of Central Bucks including New Hope, Lahaska, Mechanicsville, Lumberville and all of Upper Bucks including Quakertown, Sellersville, Perkasie, Pipersville and their surrounding communities are eligible areas for USDA Rural Development Loans. Growing up on the Montgomery/Bucks border, I am familiar with this region and in my opinion there are few counties in the entire country that match the appeal of Bucks County as far as history, location, community and housing.
