Wait until you see the Stats for The Poconos Market Trends for October 2011!
For Residential sales in Monroe County, the Number Of Homes sold for the Month was down 8% when compared to the same Month last year. The Average Sale Price was down 21% from last years’ average sale price. The number of foreclosures that were sold for the Month was up to 36%. 36% of the sales for October 2011 were foreclosures. NO WONDER the big price drop. We all know that foreclosures sell lower than fair market value most of the time.

For rounding out the year then, the Number Of Homes Sold for Monroe County EVEN. Even is good! The Average Sale Price of these homes is now down 6% for the year. BOOHOO! We were holding steady at -4% for most of the year.
We still have two months to change these numbers around; we need to at least match 2010 which ended the year at -5% for the year on prices. . . PLEASE!
