January, 2012 Chester County Market Report

As of today, 1/4/12, there are 3138 homes for sale in Chester County, across the board in price range and townships. That may seem like a lot of homes but not when you take into account how many people actually live here. The December 2010 Census states that there are 498,886 people living in the county.

Come on people!!! Let's buy some of this inventory! The rates are still so low and there are so many really great homes for sale in any given price range. You tell me where you want to live and what you can spend, and after sitting down with a mortgage person, I can guarantee you, if you are pre-approved, you will be prepared to act when you come across the home that suits you.

You can only spend up to $150,000? There are currently 202 homes in Chester County between $100,000 and $150,000. You want a single? There are 92 homes to choose from!

Wait... you can spend up to $200,000? There are 369 homes to choose from. If you are really wanting that single family home on one acre, there are 43. If you narrow it down further and say you only want to be in West Chester Schools, well there's the rub. There are only 3.

Your price range is between $350,000 and 400,000 in the Great Valley School District? There are 17 homes for sale. Total. Narrow it down further and you can see that it's not such a buyer's market in some price ranges and locations.

What you really need to do is sit down with a trusted real estate agent. They will, in turn, sit you down with a trusted mortgage person who will determine your price range. Don't waste time and let one of 3 houses in your price range go to a more prepared buyer.
