Ahhh, Chester County in the Fall is so beautiful! Here is a picture of the view I have from my street, truly amazing! Let's see how amazing our housing market is doing!
Hopefully, by now, the residents of this great County are starting to realize that we are not doing as bad as the nation as a whole. Real estate is so local it is almost irresponsible to talk about it in a general sense. Many of us in the real estate business wonder how our market would be if there was no media hype.
On to the numbers...........
All of this data represents the County as a whole, from the least expensive to the most expensive (we'll see that one at the end!). If you would like to see an individual township it should be posted soon OR you can always send me an email or call me and we can go over the facts.
Homes Sold Year to Date compared to 2006 show the same selling trend with slightly lower numbers for 2007.

But what does this really tell us until we know how many homes were listed in 2007 compared to 2006? If there were less homes listed than we could be right in line with last year or vice versa.

This graph shows us that for most of 2007 there were slightly less homes being listed. Without getting too technical, just from looking at these graphs you can see that we are not doing that bad in Chester County. In fact, I would say that we are basically just slowing down a bit. And that is totally reasonable considering all the negative media exposure the real estate and mortgage industries are getting lately.
You can really see the market slowing down by the increase in our Average Days on Market numbers. These numbers have gone up due to the build up of inventory which increases the time a Buyer has to take to view everything that is out there, among other reasons.

So what do all of these numbers mean? It means you need to talk to a full-time Realtor that understands them and can guide you through this market. Now onto the most expensive home settled in Chester County this year up to October.....75 Beaver Dam Rd., Coatesville for a cool 9 million. This home is in Highland Twp and has an expansive 294.4 acres!
